Brick ranches and split-levels in south Charlotte
Montclaire and Montclaire South are established neighborhoods in south Charlotte, between South Boulevard and I-77 around Archdale Drive. Much of the housing dates to the 1960s and 1970s: brick ranches, split-levels and some Tudor-influenced homes on lots shaded by mature trees. In recent years many of those homes have been updated, and newer townhomes have been added around the area. Access to the Lynx Blue Line along South Boulevard, plus a short drive to South End and SouthPark, keeps the area on the radar of first-time buyers and investors.
Showing updates in an older home
When a mid-century home has new floors, fresh paint, a refreshed kitchen or updated baths, the photos have to make that obvious in the first few images, because buyers are comparing it with unrenovated homes on the same street. The rooms that changed lead the gallery, photographed bright and color-accurate so new hardwoods and paint look the way they do in person. Ranch homes are on one level, which makes the layout easy to understand. Split-levels can confuse buyers online, and a floor plan clears that up quickly.
Porches, yards and mature trees
Many homes here have screened porches, decks and fenced backyards on lots that are often roomier than those of the newer townhomes nearby, and those outdoor spaces get their own frames. Drone photos come with every package and can show the yard, the tree cover and how close the home is to the light rail and main roads. As anywhere in Charlotte, flights are subject to airspace authorization.
Best fit
Most Montclaire listings fit Essentials (from $349) or Signature (from $649). Essentials covers HDR photos, drone photos and a basic floor plan for a clean, move-in-ready ranch. Signature upgrades to a detailed 2D floor plan with room measurements, which is especially helpful for split-levels and homes with additions, and a social media reel that reaches first-time buyers browsing on their phones. A fully renovated or expanded home with a big outdoor living space can justify Luxury (from $1,295), which adds video, a 3D tour + floor plan and 3 virtual twilights.
Investors listing several homes can book each one online in about 60 seconds. Montclaire is in Charlotte, so no trip fee applies.
