From mill village to new townhomes
Optimist Park, just northeast of Uptown on the way to NoDa, began as a mill neighborhood, and that history is still visible in the small, older houses on some streets and in Optimist Hall, the food hall that now fills a restored mill building. In recent years it has become one of Charlotte's most active areas for infill. Many listings today are newer townhomes and modern single-family homes, often three stories tall, built near the Lynx Blue Line and the edge of Uptown.
Shooting tall, narrow and new
Modern infill is designed vertically: a garage and flex room on the ground floor, an open kitchen and living space on the next, bedrooms above and often a rooftop terrace looking toward Uptown. The shot list follows that order, so buyers can mentally climb through the house. White walls, big windows and glossy finishes are common in new builds, and they're unforgiving of bad color, so whites are kept neutral and windows balanced with HDR.
The older mill-era cottages on the same blocks need a different approach. Their appeal is the porch, the original details, the lot and, for many buyers, the potential. A simple, bright set of photos with an honest look at each room works best.
Rooftops, skyline and the drone
Rooftop terraces and upper balconies are often the strongest selling point in Optimist Park, especially when they face the skyline, and they're treated as hero shots. Every package also includes drone photos, which can show the home's proximity to Optimist Hall, the light rail and NoDa. The neighborhood is close to Uptown, so flights are subject to airspace authorization and may be restricted at some addresses.
Choosing a package
Most new townhomes here fit Signature (from $649): HDR photos, drone photos, a detailed 2D floor plan with room measurements for the multi-level layout and a social media reel. Luxury (from $1,295) suits larger end units and homes where the rooftop view deserves a cinematic video and a virtual twilight. Mill-era cottages and smaller homes typically need only Essentials (from $349).
Builders and agents listing several units can book each address separately online in about 60 seconds. Optimist Park is within Charlotte, so there's no trip fee.
